Improving occupancy and average day Rate using power of data analytics

Client Background: 

Client is a Motel Chain with group of Motels in state of Washington on the beachfront. Together they represent 10+ beachfront motels. They wanted to study online & offline channel mix, contribution by each channel partner to overall revenue and seasonality trends, day wise trend on their occupancy ratios, booking patterns to guide the dynamic pricing they could file with different online partners. It required integration with their Property Management System for bookings as well as integration with Door Lock Control System.   

Solution: 

Vita Solutions implemented Data driven dashboards covering KPIs like Average Daily Rate (ADR),  Revenue Per Available Room (RevPAR), Total Rent, Total Guest Options, Total Taxes, Total Cleaning Fees, Average Length of Stay, Total Booked Nights, Occupancy Percentage, Average Days booked in Advance,  Direct Bookings vs Non-Direct, Revenue by Room or Property, RevPar and ADR. All KPIs were available for slice and dice through various dimensions like by Date Range, Day of Week, Individual Rooms, Groups of Rooms called Properties, by Comparison Periods (this month compared to 5 months ago) , Booking Methods and finally this year compared to last year compared to two years ago. 

 Results: 

The dashboard helped the group to increase average day rate by 8.7% in peak season and increase occupancy by 37% during non-peak season. It also helped to identify performing and non-performing properties and their extent with the key reasons. Based on the result client was able to rejig their portfolio by selling few properties and acquiring new ones or upgrading older properties to create dominance in oregano shores.
